Loft Conversions North Yorkshire

Profix Trades Ltd design and build loft conversions across North Yorkshire, turning unused roof space into bedrooms, ensuites, home offices and living areas — fully compliant with building regulations and delivered by one in-house team covering structure, plumbing, heating and electrics. Based in York, we manage every conversion from first survey to final sign-off, and our Google reviews describe loft conversions completed professionally and beautifully from start to finish.

For most homes in North Yorkshire, the loft is the biggest space you already own but never use. Converting it is almost always cheaper per square metre than extending outwards, it rarely eats into your garden, and a well-built loft bedroom with an ensuite is one of the most reliable ways to add value to a property. The difference between a loft that transforms your home and one that feels like a converted attic comes down to who builds it — and how well the structure, staircase, insulation and services are thought through before anyone lifts a saw.

Is Your Loft Suitable for Conversion?

Most lofts in North Yorkshire can be converted, but the starting point matters. When we survey your roof space, we’re checking three things:

Head height. You generally need around 2.2 metres from the top of the ceiling joists to the ridge for a comfortable conversion. Many Victorian and Edwardian properties in York and the market towns have generous roof pitches that convert beautifully; some modern trussed-roof homes need structural alterations to open the space up — work we carry out routinely.

Roof structure. Traditional cut roofs (common in older properties) are usually straightforward. Trussed roofs, typical of homes built from the 1960s onwards, need the webs replaced with new structural supports — a job for an experienced builder working to a structural engineer’s calculations, not a shortcut.

Access for a staircase. A loft only counts as habitable space with a permanent, regulation-compliant staircase. Finding the right position — one that doesn’t sacrifice a bedroom below — is one of the most important design decisions, and one we resolve early.

If you’re unsure whether your loft qualifies, send us your address and a couple of photos, or book a survey. We’ll give you a straight answer either way.

Types of Loft Conversion We Build

Rooflight (Velux) Conversions

The simplest and most cost-effective option: the existing roof shape stays untouched, with rooflight windows fitted between the rafters. Ideal where head height is already good, and often achievable under permitted development. Rooflight conversions suit period properties where preserving the roofline matters.

Dormer Loft Conversions

The most popular conversion in North Yorkshire. A dormer extends vertically from the roof slope, adding full head height and usable floor area — enough for a proper double bedroom with an ensuite. Flat-roof rear dormers deliver the most space; pitched dormers offer a more traditional look on the front elevation.

Hip-to-Gable Conversions

Common on semi-detached and end-terrace homes where a hipped roof limits internal space. We build the hip end up into a full gable wall, dramatically increasing the usable area — frequently combined with a rear dormer for the maximum possible space.

Mansard & Full Roof Reconstructions

Where you want the most from the space, a mansard conversion rebuilds the roof slope to near-vertical, effectively adding a full storey. These are larger projects that usually need planning permission, and they reward proper project management — exactly what a full-service contractor provides.

Not sure which suits your home? That’s what the survey is for. We’ll recommend the option that gives you the space you want at a cost that makes sense for your property and street.

What's Included in a Profix Loft Conversion

Because we’re a complete building contractor rather than a loft-only installer, everything your conversion needs is delivered by one team:

  • Structural work to engineer’s calculations — new floor joists, steels, roof alterations and dormer construction
  • Staircase design and installation compliant with building regulations for headroom, pitch and fire escape
  • Insulation and boarding to current thermal standards, so the room is warm in a North Yorkshire winter and comfortable in summer
  • Windows and rooflights fitted and weathered properly into the existing roof
  • Plumbing and heating — radiators extended into the new room and full ensuite installations, carried out by our Gas Safe registered engineers, including checking your boiler can support the additional demand
  • Electrics and lighting by NAPIT-accredited electricians, from sockets and lighting design to smoke alarms interlinked as regulations require
  • Plastering, joinery and finishing — built-in eaves storage, doors, skirting and decoration-ready walls

You get one quote, one programme and one point of contact — and no gaps between trades where quality slips.

Building Regulations & Planning Permission

Every habitable loft conversion must comply with building regulations covering structural strength, fire safety, escape windows, staircases, insulation and electrics. We build to these standards as a matter of course and ensure the work is inspected and certified, so you have the documentation you’ll need when you come to sell.

Planning permission is often not required: many rooflight and rear dormer conversions in North Yorkshire fall under permitted development rights. Front-facing dormers, mansards, and properties in conservation areas — of which York and the surrounding market towns have many — usually do need approval. We’ll tell you honestly what applies to your home and work alongside your architect or designer where drawings are needed.

Frequently Asked Questions

How much does a loft conversion cost in North Yorkshire?

Costs vary significantly with the type of conversion, your roof structure and the specification — a rooflight conversion costs considerably less than a large dormer with an ensuite, and a mansard more again. Rather than quote a generic figure, we survey your loft and provide a free, itemised quotation so you can see exactly what your budget delivers.

Do I need planning permission for a loft conversion?

Often not. Many rooflight and rear dormer conversions fall under permitted development rights. You will usually need permission for front-facing dormers, mansard conversions, or if your property is in a conservation area — common around York and North Yorkshire’s market towns. We’ll confirm what applies to your home before any work is priced.

How long does a loft conversion take?

Typically between six and ten weeks on site depending on the conversion type, with rooflight conversions at the quicker end and dormer or hip-to-gable projects taking longer. Because our trades are in-house, the programme doesn’t stall waiting for external contractors — one reason our reviews mention projects finished on time.

Will a loft conversion add value to my home?

A well-built loft conversion is consistently one of the strongest-returning home improvements, particularly when it adds a bedroom with an ensuite. The key qualifier is “well-built”: a conversion with proper building regulations sign-off adds value, while uncertified work can actively complicate a sale.

Can you add a bathroom or ensuite in the loft?

Yes — ensuites are one of the most popular additions and our plumbing and heating engineers handle them in-house, from soil pipe routing to hot water capacity. We’ll also check your existing boiler can support the extra bathroom and radiators, and advise if an upgrade makes sense.

Can a loft conversion be done in winter?

Yes. We sequence the work so the roof is opened and weathered in as short a window as possible, and much of a conversion — structure, insulation, first fix, finishing — happens protected from the weather. We build across North Yorkshire year-round.

Do you handle building regulations approval?

Yes. All structural, fire safety, insulation, electrical and gas work is completed to current building regulations, inspected at the right stages and certified — with the documentation supplied to you at handover.

More Than Loft Conversions
